Oakland Raiders Present Draft of Lease Agreement to Stadium Authority in Las Vegas
Yesterday at a meeting of the Clark County Stadium Authority, the Oakland Raiders presented a draft of their lease proposal. Here is a link to the entire 117 page proposal courtesy of the Las Vegas Review-Journal
Although nothing is final, there were some interesting excerpts, of the 107 page draft, of their requests.
The Russel Road property has been presented as the primary site of the stadium. The Raiders hold a purchase option on that location, and there are no FAA or permit concerns. There are still other properties being consider, but those appear to be secondary. Still being tossed around is using the Bali Hai site as addition parking.
Additionally there is talk of a pedestrian bridge crossing I-15 that would link a mono rail expansion at Mandalay Bay and the Stadium.
A $1 annual fee for the lease of the stadium has been proposed. The Raiders feel that they are paying the lion’s share, over 60%, to build a stadium for the state that they will not actually own. So because of this they feel the lease payment amount is sufficient. Also the state is expected to receive around 35 million a year in direct taxes from the Stadium.
The Raiders would control all scheduling, advertising, and naming rights.
As part of SB1, the legislation from Nevada, the Raiders would have priority of schedule. UNLV is allowed to play at the stadium for just the cost of use. However they would have to collaborate with the Raiders on their home schedule, with the Raiders having the final say.
On top of that, The Raiders would control all advertising space and naming rights for the Stadium.
Control of all Suites and concessions, by the Raiders, is also proposed.
All vendors, food and beverage items, and luxury catering would all be controlled by the Raiders. This would also include all vending machines and ATMs as well. Suites would also be controlled by the Raiders, with the exception of the Superbowl, Major NCAA and Political events.
Use of certain areas of the Stadium by the Raiders would be year round.
An example would be a Raiders Hall of Fame, and possibly a Raider Image store. Team areas, like the locker rooms, would also be included in this. However, the Raiders will allow UNLV to have their own lockers rooms, and lockers rooms will be provided as well to the Stadium Authority for NCAA events and the Superbowl.
There really is a lot of energy being put into this. This past week the Raiders marketing team was in Las Vegas at chamber event. Expect a lot of Raiders branding to be seen at UFC fights, and other events in Las Vegas, as part of an advertising campaign.
On top of the, the Raiders will be spending the next six week finalizing their presentation for the NFL Owners. That is expected to happen during the March owners meetings in Phoenix, Arizona.
